  • What is a Limited company buy‑to‑let mortgage?

    A limited company buy‑to‑let mortgage is taken in the name of the company, rather than the individual. Rental income is used to service the loan, with directors providing personal guarantees.  This type of borrowing is now widely used by landlords as part of tax planning, portfolio structuring, and longer‑term investment and succession strategies.

  • Key lending criteria

    Our limited company buy‑to‑let mortgages are subject to the following high‑level criteria:

    • Minimum loan amount: £200,000
    • Maximum loan‑to‑value (LTV): 65%
    • Maximum of two directors, who must be natural persons
    • Properties must be located in England or Wales
    • Security is taken as a charge over the property, with a joint and several personal guarantee from all directors
    • Maximum of five properties owned by the company
    • Companies must be UK or Channel Islands registered
    • The company must be incorporated for the principal activity of buying and holding residential property
    • Available to non-UK residents including EU nationals
    • Interest Coverage Ratio (ICR) calculated at the five‑year pay rate, stressed at 125%
    • Application fee of £4,999 for purchases and remortgages (includes legal fees and valuation up to £2.5m). For properties £2.5m or above, the valuation fee will be charged in addition to the application fee.
  • Company eligibility and SIC codes

    Limited companies must be incorporated for the principal activity of buying and holding residential property. Applications are subject to restrictions on Standard Industrial Classification (SIC) codes, including:

    68100 – Buying and selling of own real estate

    68209 – Other letting and operating of own or leased real estate

    68320 – Management of real estate on a fee or contract basis

  • How to apply

    Submitting your application

    Send your completed UK Buy‑to‑Let Mortgage Application and all supporting documentation by:

    Please ensure the application pack is fully completed before submission.

    Independent legal advice when signing the personal guarantee is recommended, although not mandatory.

  • What happens after you apply?

    Application review

    Once received, we aim to process complete applications within three working days. Incomplete applications or missing documentation may delay processing. In some cases, applications may be declined prior to valuation, in which case the application fee will be refunded.

    Valuation

    If your application meets our criteria, a valuation will be instructed. Valuations are managed by Connells estate agency on our behalf. As the application fee includes valuation costs, no additional payment is required.

    Once completed, we will review the valuation to confirm sale and rental values. If any concerns arise, we will discuss next steps with you. In rare cases, applications may be declined at this stage if the property is not considered suitable security.

    Mortgage offer

    If successful, you and your client will receive a UK Limited Buy‑to‑Let Mortgage offer by email. Please read the offer carefully, including any conditions or early redemption provisions. 

    If your client wishes to proceed, they need to sign the offer (all parties must sign for joint applications) and return it by email. Once received and checked, solicitors will be instructed.

  • Legal representation

    Skipton International uses Ferbrache & Farrell for limited company buy‑to‑let purchases and remortgages.

    Legal costs for Skipton’s conveyance are included in the application fee

    For remortgages, you are not required to appoint your own solicitor (except when refinancing an Islamic Finance arrangement)

    For purchases, you will need a solicitor or licensed conveyancer to act on your behalf. The application fee includes the cost of a standard conveyance, when performed by Skipton International's legal representative, Ferbrache & Farrell.
