Packaging Guidelines
A complete mortgage application requires ID, address proof, income evidence, bank/mortgage statements, and (where applicable) deposit source documentation, all certified and uploaded via the eMortgage portal before underwriting can begin.
Please read these guidelines carefully.
Applications will not be underwritten until a full application pack has been received. Incomplete submissions will be returned, as underwriting cannot begin until all required documentation is provided.
For house purchase applications, your client must instruct advocates to act on their behalf. They may choose any advocate, but Skipton frequently works with Carey Olsen in both Jersey and Guernsey.

Application form & direct debit mandate
Please ensure the form and mandate are completed and signed in accordance with the signatures and passport provided for each applicant.
Submission requirements

Photo identification
- A certified copy of the applicant's passport, dated within 3 months.
- Certification must be completed by a suitable professional (see list on previous page).
If not using the Identification Verification Form, please use this wording:
"I certify that this is a true copy of the original document which I have seen and that the photograph bears a true likeness to the individual whom I have met."

Address verification
Please upload one of the following (certified and no more than 3 months old):
- Utility bill (excluding mobile phone bills and car insurance)
- Bank statement
Certification wording should read:
"I certify that this is a true copy of the original document which I have seen."
A list of acceptable certifiers is available via the link provided in the original documentation.

Income confirmation
Income must be from one primary source and cannot include rental income.
i. Employed Applicants
Provide:
- Three months' salary slips (or weekly equivalent)
ii. Self‑Employed Applicants
Applicants must have been trading for at least two years, and one of the following must be provided:
- Option A: Skipton's Accountant's Certificate completed by a suitably qualified accountant (ACA, FCA, ACCA, FCCA, IPFA, ICAS) from a firm with at least two partners.
- Option B: The last two years' final income tax assessments.
iii. Pension Income
Pension income may come from more than one provider. Provide:
- Last three pension slips, or
- Most recent annual statement
and:
- Three months' bank statements showing pension credits (copies accepted; no certification required)

Bank statements
Provide:
- Three months' bank statements showing salary/pension credits and mortgage/rent debits
- Statements must include account holder name(s), account number, debits, credits, narrative, and running balance
Important: If there are reversals, returned items, or debit balances above any agreed overdraft limit within the last 3 months, full explanations and supporting documentation (e.g., proof of savings to cover shortfalls) must be provided. Skipton cannot process applications where these issues have occurred within the last three months.

Mortgage statements
Provide:
- The latest 12 months of statements for all mortgages held (copies accepted)
- Statements must include account holder name(s), account number, debits, credits, narrative, and running balances
If the client has had any late or missed payments in the last 12 months, please contact the Sales Team for guidance before submitting.

Source of deposit funding - purchases only
You must complete the Declaration of Source of Funds section and upload supporting documentation (see list within the form).
Not required for remortgages.

Gifted funds (if applicable)
If any part of the deposit or costs is being gifted by a third party:
- A completed Gift Letter is required
- Supporting evidence of the donor's source of funds must be uploaded

Tenancy agreements – BTL applications only
For remortgages, further advances, equity release or revesting of names, please provide:
- A copy of the current tenancy agreement for the property in question
