Covid-19 Update and Restrictions

We are happy to confirm that we are fully operational in Guernsey and continue to process applications for Guernsey, Jersey and UK Buy-To-Let applications, but would refer to you to the following updates.

UK Buy-To-Let Purchases

Stamp Duty changes (Purchases)

Please be advised that the Chancellor has announced the following at his last Budget;

  • The Stamp Duty holiday will be extended for all purchases up to £500k until the end of June 2021
  • The Stamp Duty holiday will extended for all purchases up to £250k until the end of September 2021

Skipton International is unable to guarantee completion of any mortgage application (purchases) before the above deadlines because it depends on matters out of our control, for example (but not limited to);

  • The localised UK COVID lockdowns have resulted in some issues for surveyors being able to visit properties, delays have been advised – valuations are taking on average 10 working days to be completed.
  • Some councils are reporting delays in being able to return search information.
  • There may be delays due to the number of other households in the chain and is dependent on your Conveyancer submitting the Certificate of Title to Skipton International and it being received at least 7 working days before completion

Please bear the above in mind as this will affect the length of time it takes for house purchases to complete.

We would recommend that you speak to your Conveyancer to establish if completion is achievable before the above deadlines.

Non-Resident UK BTL Purchases

Please be advised that an additional 2% tax on purchases by all Non-Resident buyers will come in to effect on 1st April 2021, we recommend that you speak to your solicitor to advise how this will affect you and your purchase.

Applications received after 1st April 2021

Whilst no Guarantees of completion can be provided, applications received prior to the 1st April 2021 will receive prioritisation, applications received after this date, will be subject to a first come first served basis; we would recommend that you discuss your purchase and the implications of the change in stamp duty with your solicitor to help you to decide if you wish to proceed, should your purchase be likely to complete after the above deadline.

Guernsey entered Stage 3 of lockdown on the 22 March 2021; at this time, there are no restrictions on valuations or face to face meetings in our office.
